IKO Flashing Replacement: The San Antonio Owner’s Guide

If you’ve got an IKO shingle roof and water’s finding its way in around a chimney, skylight, or wall intersection, the flashing is almost always the culprit. We stock and install IKO-compatible flashing replacement across San Antonio, with most standard step and counter flashing jobs running $350 to $900 installed, and full chimney re-flashing landing between $800 and $1,500. We keep IKO-specific flashing profiles on our trucks, so the swap is usually done same day once we confirm what your roof needs.

Most San Antonio homeowners discover flashing failure the hard way: a water stain on the ceiling after a hard Hill Country downpour, or granules collecting in the gutter below a valley. Flashing is the metal or synthetic material that seals the joints where your roof meets anything vertical or changes direction. When it fails, water doesn’t just sit there. It travels. By the time you see the stain, the flashing has usually been compromised for weeks.

Which IKO Models This Applies To

IKO flashing isn’t one universal part. The company’s architectural shingle lines, Cambridge, Dynasty, and Nordic, each have slightly different profile depths, and the flashing height we install depends on the shingle’s exposure. IKO’s Cambridge line is the most common in San Antonio, and it’s the one we replace flashing on most often. Dynasty and Nordic sit a bit thicker, which means the step flashing needs a slightly taller rise to shed water properly.

If you’re not sure which IKO line you have, check the nailing instructions left in the attic or look for the wrapper stapled to the bundle wrap. No label? Measure the shingle thickness. Cambridge runs about ⅜ inch thick at the butt, Dynasty closer to ½ inch, and Nordic’s dual-laminate design is the thickest of the three. The flashing has to match that profile or you’ll get water backing up behind the shingle course.

One thing IKO owners in this market should know: IKO itself doesn’t manufacture flashing. They make shingles and underlayment. So “OEM IKO flashing” isn’t really a thing. What matters is matching the flashing material, standard 26-gauge galvanized steel or aluminum, to the IKO shingle profile on your roof. We use 26-gauge as our baseline for IKO re-flashing because San Antonio’s summer heat cycles expand and contract thinner metal until it cracks at the bend lines. Aluminum is fine in coastal air, but for our UV load, galvanized steel holds its shape longer. We’re an independent roofing company, not an IKO dealer or affiliate, but we install flashing that’s sized to IKO’s specs because we’ve measured the profiles on enough of them to know what fits.

Signs Your IKO Flashing Replacement Is Failing

  • Water stains on ceilings or walls near chimneys, skylights, or dormers. This is the classic tell. The flashing at a roof penetration has a 15 to 20 year lifespan in Texas, and when the sealant breaks down or the metal tears, water follows the path of least resistance straight down.
  • Rust or visible cracking at flashing bends. If you can see the flashing from the ground or a ladder, look at the bend lines. Metal fatigues at the folds first. Once rust blooms there, the flashing is done. It won’t heal.
  • Granules collecting in gutters below a valley or wall intersection. When flashing fails, water undermines the shingles around it. The shingles start shedding granules as they deteriorate, and those granules wash down into the gutter in a concentrated line.
  • Peeling caulk or separated sealant around vents and pipes. San Antonio’s UV breaks down exterior caulk fast. If the sealant around a plumbing boot or vent flashing looks cracked, lifted, or chalky, water is already getting past it during heavy rain.
  • Daylight visible in the attic at roof intersections. Go into the attic on a sunny day and look where the roof meets the chimney or a wall. If you see light, water has a straight shot in. This one’s free to check and gives you an answer in five minutes.

Replacement Cost & What’s Included

In San Antonio, IKO flashing replacement runs $350 to $900 for a standard wall or skylight intersection, and $800 to $1,500 for a full chimney re-flash. What drives the range: how much metal has to come out, whether we’re cutting and tucking new flashing under existing siding or stucco, and whether the decking underneath has rotted from the leak.

The price we give you includes everything. Old flashing removal, new IKO-matched flashing, sealant, any minor decking repair within reason, and full cleanup. No “materials extra” nonsense. No change order because we found something we should have seen from the start. Dylan Pace put this system in place at Crestview because he got tired of watching homeowners get squeezed by contractors who lowball the bid and inflate the invoice. Every job gets a written price before work starts. The number on the page is the number you pay.

And every flashing replacement is covered by our 365-Day Done Right Promise. If that flashing fails within a year, we come back and fix it at no charge. It’s in writing. Every job. No exceptions.

DIY or Call Us?

Flashing replacement is not a weekend project for most people, and the reasons aren’t what you’d expect. The danger isn’t falling off a ladder, though that’s real on a two-story San Antonio home. The real issue is that you can’t see what’s failing until you pull the shingles back, and once you do, you’re committed. You need the right profile of step flashing, the right sealant for our heat, and the mechanical know-how to weave metal and shingle together so water sheds instead of pooling.

Here’s what you can safely do yourself: check the attic for daylight, look for rust or cracked sealant from the ground, and clear debris from valleys so water isn’t dammed against the flashing. That’s honest diagnostic work, and it helps you know if you even need us. If you see damage, call (361) 209-8857. We’ll come out, tell you exactly what’s wrong, and put a written price in your hand before anything gets touched.
