Atlas Underlayment & Deck Repair: The San Antonio Owner’s Guide

Atlas underlayment and deck repair in San Antonio typically runs $450 to $1,900 installed, depending on how much decking has rotted and which Atlas underlayment you’re matching. Most jobs are done in a single day, and we stock Atlas-compatible fasteners, underlayment rolls, and replacement decking material on our trucks. Homeowners usually discover the problem the same way: a leak shows up at a ceiling corner, or a roofer doing a repair pulls back shingles and finds the deck underneath has turned to mulch. By the time you see the water stain inside, the underlayment has usually been failing for a while.

Here’s the thing about Atlas underlayment in our climate: San Antonio heat doesn’t just wear out shingles. It cooks the underlayment from above while attic humidity attacks it from below. We see deck boards that look fine from the attic side but crumble the moment you pull a nail. That’s a repair you don’t want to put off, because every storm season buys you a bigger deck replacement bill.

Which Atlas Models This Applies To

If your roof was built with Atlas shingles, the underlayment beneath them is either Atlas’ own synthetic or felt product, or whatever the original contractor chose to save money on. That matters more than most homeowners realize. Atlas specifies its Summit 60 and WeatherMaster lines over a properly fastened deck, and the warranty language assumes the right underlayment is underneath. We work on roofs with Atlas Pinnacle, StormMaster, GlassMaster, and Castlebrook shingles regularly, and the deck repair process is the same regardless of series: strip back the damaged section, inspect the deck, replace what’s soft, and lay the new underlayment before shingles go back on.

Here’s an Atlas-specific gotcha: Pinnacle Impact and StormMaster Shake are heavier than standard architectural shingles. If your deck has any soft spots, those heavier Atlas lines telegraph the problem faster because the extra weight flexes the wood and cracks the sealant strips. On the underlayment side, we recommend staying with a synthetic product over felt in San Antonio. Felt dries out here. After about eight to ten Texas summers, it tears like paper when you pull a shingle. Synthetic Atlas-compatible underlayment holds up far better and lays flatter, which matters when you’re matching a section rather than reroofing the whole house.

We’re an independent roofing contractor, not an Atlas dealer or affiliate, so we don’t push one brand over another. We install what fits your roof and your budget, and we’ll tell you plainly when a quality aftermarket underlayment does the same job as the Atlas-branded roll for less money.

Signs Your Atlas Underlayment & Deck Repair Is Failing

  • Ceiling stains that get worse after wind-driven rain. This usually means water is getting past the shingles and sitting on the underlayment long enough to soak through. The deck below is almost certainly damaged by now.
  • Shingles that look “lumpy” or uneven from the ground. That unevenness is often the deck swelling underneath, not a shingle problem. Atlas architectural shingles hide this for a while, but the lumps show up at the seams.
  • Grit in your gutters that’s more than normal granule loss. Some granule loss is normal. What’s not normal is finding chunks of underlayment material or small wood splinters mixed in after a storm.
  • A soft, spongy feel underfoot if you walk the roof. We don’t recommend homeowners walk their own roofs, but if you’re already up there, a springy spot is deck rot. It won’t fix itself and it gets worse every rain.
  • Attic mustiness or visible dark streaks on the sheathing. That’s trapped moisture. In San Antonio’s humidity cycles, trapped moisture between shingles and deck accelerates rot fast, especially on north-facing slopes that never dry out.

Key takeaways: If you see any of these signs, the underlayment has likely already failed in that section. The deck below it is the expensive part. Catching it early means a spot repair instead of a full re-deck.

Replacement Cost & What’s Included

Here’s what we tell every San Antonio homeowner before we touch a shingle: a small underlayment patch with a few feet of new decking runs $450 to $800. A larger deck section with new Atlas-compatible underlayment, perhaps a full slope on a modest single-story home, runs $900 to $1,900. The spread comes down to three things: how much decking has to come out, how steep the roof is, and whether we’re matching Atlas synthetic underlayment or going back with felt to keep cost down.

Every quote is a written line-item price before work starts. You’ll see the cost of the deck boards, the underlayment, the fasteners, the labor, and the removal of the old section. That number on the quote is the number on the invoice. No change orders because wood was worse than we thought. We build the estimate for the worst realistic case, and if it turns out better, you pay less.

Every repair is covered by our 365-Day Done Right Promise. If the repair fails within a year, we come back and fix it at no charge. That’s in writing, included with the job.

DIY or Call Us?

You can safely handle the diagnostic part. Check your attic for dark streaks on the underside of the sheathing. Look at your gutters for material that isn’t shingle grit. Note which rooms the leaks appear in and when. That information helps us scope the job over the phone. What you shouldn’t do is get on a steep San Antonio roof with a nail puller and start lifting shingles. Roofing work at height with tools is dangerous work, and the steep pitches that are common around Alamo Heights and the Hill Country side of town make it worse. One wrong step and you’re not pricing deck repair anymore, you’re pricing an emergency room visit.

If you want to know whether it’s a $400 patch or a $1,500 re-deck, call us. We’ll come look at it, write up the price, and you decide. No pressure, no four-hour windows.
